The Process

SCHEDULING

Della Porta Construction actively manages critical time lines during the pre-construction phase of a project, setting
key dates for important milestones like owner approvals, design completion stages, building permit submissions,
and cost estimations, often collaborating with the design team to create a comprehensive pre-construction schedule
that ensures smooth project progression once construction begins.


SITE ANALYSIS

A “Site Analysis” service provided by Della Porta essentially involves thoroughly examining a construction site’s characteristics, including soil conditions (through geotechnical report reviews), to advise on the best building placement, utility connections, road access, landscaping considerations, and any other site-specific factors that can maximize land usage and benefit the project owner and architect.

ESTIMATING

Our estimating philosophy emphasizes consistency and predictability from the initial estimates through to construction document pricing. By providing reliable and predictable pricing from the early design stages, we enable owners to make informed decisions early in the process. This approach helps avoid the pitfalls of investing time and money into full construction documents only to find out later that the project exceeds the desired budget. We believe that offering comprehensive estimating services from start to finish distinguishes us from many competitors. If initial or subsequent estimates indicate a project cost higher than the owner’s budget, Della Porta collaborates with the owner and design team to offer product research, alternative methods, and value engineering options. PROJECT MANAGEMENT

At Della Porta Construction, our project managers are involved from the pre-construction phase, where they initiate planning, preparation, and set benchmarks to ensure the project stays on schedule. During the construction phase, our project managers leverage an integrated back-office tracking and management system to ensure every aspect of the build is completed on time and within budget. This includes the effective coordination of subcontractors, procurement of materials, inspections, and other project requirements.


COMMUNICATION WITH OUR CLIENT

A construction project is a significant investment, and we understand the importance of keeping clients informed about the status of their investments. Therefore, client communication is a key responsibility of our project managers at Della Porta Construction. Clients are introduced to their project manager and provided with direct contact information before the build even begins. Our project managers incorporate client communication benchmarks into the project schedule and are as committed to meeting these communication goals as they are to any other project deadlines. Our Progress Tracking Reporting System keeps clients updated during each phase of the construction process, and our use of Remote Visual Reporting provides visual updates on the project’s status throughout the build.

We directly manage each layer of a project—from site work, fill, foundation, walls, roofs, windows, finishes, flooring, to landscaping—adhering to our commitment that quality is defined not only by what you see but also by what you don’t see.

MOVE IN

Once a Della Porta project is completed, we ensure that your project receives the back-end support and service it deserves. This begins with an orientation and walk-through of the building systems with the owner, ensuring they fully understand the features and are comfortable with all aspects of their new construction. Additionally, Della Porta provides a comprehensive Operations and Maintenance Manual, which includes contact information for project participants, as-built drawings, equipment manuals, cleaning and maintenance instructions, and other useful reference materials.

ADDITIONAL SUPPORT

Most buildings evolve after move-in. The changing needs of occupants often lead to modifications, updates, additions, and renovations. At Della Porta, we encourage our clients to contact us when it’s time to make changes to their building.
